This purchase was unique in the sense that we are in a market that people have to react quickly on in order to purchase a house (seller's market). High points: the property closed quickly, utilities were changed rapidly, we got what we were looking for (our musts and would like to have). We ended up with a nice house in a setting that is suitable for us. Low point: We were surprised when we found out that we had to wait a period of time, after closing, before we could actually move into the house. Again, this is our 5th house and we had never experience something like this prior. It was an unexpected change, combined how it was communicated. Overall: Looking past the one item, I would say that we are well pleased with the quality of the house, the location and how it will fit our needs. In my hearts of hearts, I truly believe that Bruce Johnson did the best he had to work with given a "tight" housing market (low inventory). Bruce Johnson had a good set of contacts (financial institutions and insurance agencies) that we ended up using. This helped us to move rapidly through the closing process. Only advice going forward: For people like us, coming from out of state, please, please communicate (over communicate) that they could experience waiting for a time to take possession after closing. This is our 2nd time in working with Coldwell Banker personnel for purchasing a house. I would do it again, if needed.

   I worked with Bruce very closely, not only negotiating the purchase of my condo, but subsequently he was instrumental in the sale of my home. From the beginning, Bruce showed to me a level of confidence in his ability to not only put my house on the market, but to work to get it sold, and he did. Within 5 weeks, my house was sold. Bruce worked hard, kept in constant contact with me, keeping me updated on the status of what was going on either by text or a phone call. He was available whenever I had a question or concern. I would have liked to check more strengths but some things just happened and I was not privy exactly to how they happened. So those not checked are not a criticism but an "I really don't know". I am pretty opinionated about professional issues and protocol due to past job experience where those skills counted and were expected. Bruce took me on as a client knowing this about me, knowing I was going to push this train all the way to the roundhouse and because of his grace we worked together and got a favorable outcome for all parties. This whole experience was really subjective. Sales of any kind can be really fickle. A new prime time show with certain set décor or a crime wave downtown can change the playing field in a day. I'm sure I frustrated Bruce many times until using feedback he gave me - got it closer to right. In our case the public was not looking at structure and roadworthiness but their idea of personal cosmetic appeal - not mine. That can be totally frustrating to the seller who values décor second. How do you change that? Going through the process I felt the internet hits were a good thing but the results that meant something to me were interest and offers. I felt more could have been done for passerby and foot traffic on the nearby busy street but that's not a criticism towards Bruce's abilities. I lived on a cul-de-sac. Just a feeling from a client that has just gone through the process of selling their house. The selling/buying of a home is never easy emotionally, physically or financially. I think the best I can say for Bruce's service and abilities after the fact is that I still like him and can't think of any one thing that he could done to change our outcome, public being what it is and timing. He allowed me to express my opinions and thoughts regarding each offer and he offered scenarios and data to help in decision making. Each party is trying to get the best and most out of their offer, sifting through the minutia and coming agreeably to the end is what matters.

13 years ago Bruce helped me find my condo which I loved from the beginning. With every listing he never showed me any thing that would be above what I could afford, was never in an area that I wouldn't be comfortable in. I appreciated this because I had never done this before. When it came time to sell my condo, I didn't hesitate to call upon Bruce again.
